In November more than 25 thousand inhabited objects in Spain are sold

In November in Spain 25 200 objects of residential real estate in Spain that is 14% more, than in the previous year were sold, but is 4,8% less, than in the previous month. According to data of National institute of statistics (NIE), the most negative is that fact that for the last month falls residents of Spain got only 7 767 new objects of housing. Data of INE concern the operations of purchase and sale made in the presence of the notary in two-three months prior to their inclusion in the register of property.
In particular, the number of transactions of purchase and sale of new housing decreased by 20,6% in comparison with November, 2013 while in the sphere of secondary real estate average annual growth by 41,6% was recorded. 30,8% of the objects sold in November were new, and the remained 69,2% - secondary. 90% made usual housing and 10% - social. Annual average the sales volume in the first category grew by 11,8%, and in the second – for 38,7%.
Among autonomous communities Andalusia with an indicator in 5 319 objects appeared the leader in sales level. Follow it Catalonia (3 849) and Valencia (3 590).
The head of analytical department of the Idealista portal Fernando Ensinar notes that low indicators of sales of new housing draw attention, however it is necessary to consider two factors. On the one hand, new objects which weren't sold within two years after building, pass into category of secondary real estate. Besides, on balance banks of Spain have a set of new houses and apartments which got to them generally from builders. From the tax point of view and for Institute of statistics they also are secondary. "Anyway, the published data are positive and can mean good prospects for 2015. Bad news are that the buyers who don't have sufficient savings this year will still not get access to housing", - the expert speaks.
