Spring has not brought major changes of the Spanish real estate market. In April, house prices have remained stable and even decreased slightly - by 0.8% compared with March, to 1539 euros per square meter. This is according to the portal Idealista, which specializes in renting and selling real estate.
Compared with April last year, the drop was 3.6%. Then the cost of housing was 1597 square euros. Analysts portal consider that this can be explained by the fact that prices in most segments have already reached their peak for the current economic situation and now adjusted downward.
Insignificant cost increase was recorded in Madrid, where the owners are asking for their homes by 1% more, and in Andalusia, where housing has risen in price by only 0.1%. In Valencia, the Basque Country and the price remained unchanged. In Murcia - fell by 1.9% in Catalonia - by 1.5%, while in the Canary Islands - 1.3%.
Property in Spain remains the most expensive in the Basque Country (2551 euros / m2). It is followed by Madrid (2369 euros / m2) and Balearic Islands (1 875 EUR / m2). Cheapest areas: Castilla La Mancha (934 EUR / m2), Extremadura (942 EUR / m2) and Murcia (1015 euros / m2).
Some cities showed an unexpected increase. For example, Teruel, where prices rose by 3.3%. In Girona and Madrid, the increase was 1.9%. But the greatest reduction occurred in Valladolid - by 1.6%, Sierra Leone - by 1.6%, Lugo and Santa Cruz de Tenerife - by 1.5%.
San Sebastian is still the most expensive city in Spain. A square meter there is 3904 euro. It is followed by Barcelona with 3509 euros, Madrid with 2885 euros per square meter. The cheapest city - Lleida with a price tag of 811 euros, a little more expensive Castellón - 1015 and Avila - 1033 euros.
